Property Flirt

Look at the handsome and distinguished face of this Tunbridge Wells tease. Come on then smartypants, think you can guess how much this town house is worth?

I’ve only gone and done it again. I’ve fallen in love with another stunning property. Mr Muddy, we may need to sell Aunt Agatha – this one’s a keeper. Look at the handsome and distinguished face of 3 Berkeley Place.

So, do you fancy a goosey gander? Usual rules apply – I’ll give you the grand tour, drop in a few hints and you guess the price. No cheatypoos please, then pop your answers in the comments below.

What we have here, is the perky property that is 3 Berkeley Place, a substantial home dating back to around 1699. So a beautifully updated yet seriously period peach, with exposed oak floorboards, fireplace with tiled hearth and some perfectly proportioned rooms.

Situated within the desirable ‘village’ location in Tunbridge Wells this pad is bursting with character across all 4 floors, including a lower ground floor, which could potentially be used as an independent self contained annex/flat (should you be able to afford it without selling Aunt Agatha).

In terms of town living you’d be hard pushed to find much better than Tunny Wells, with its excellent rail links into London, shopping, eateries and schools.

In total there are 6 upstairs bedrooms and a further bedroom downstairs in the Lower Ground Floor alongside a store room/cellar (for the wine) and further reception room/play room (for the kids).

Outside is a gorgeous and private garden, considering you’re in the middle of town. Better still saunter down that Victorian terracotta tiled path, that leads to wrought iron pedestrian gate at the end, and you’ve got direct access to the smallest village green, which was originally a bowling green. How brilliantly quirky!

So, fellow nosey parkers – how much do you reckon? Are you ready with your final figure? Get it set in your mind, argue it out with the cat (or whoever’s sitting next to you) and click here to see how close you got!

£930,000? Far more than I could afford, but nice to dream. x

£926,000 – didn’t mention if it has off street parking and garden looks like it is at front
