‘The Kingfisher (£639,000) is one of our 4 bed detached, 1729 sq ft properties with a detached double garage and part of one of our most exciting developments yet,’ says Holly. ‘The Hamlet, Chilmington Green, is a low-density development of 99 traditionally-built 2, 3, 4 and 5 bedroom homes near Ashford.’
Most of the houses are detached, and all of them have spacious gardens, sitting the middle of the countryside, but within 10 minutes of Ashford International station (and commuter cat-nip for catching fast trains into London). Shall we…?

1. LET THERE BE LIGHT
‘The importance of natural light can not be underestimated in a property,’ says Holly. ‘It’s good for both mind and body – and large windows not only add character – they can increase the value of your property.’ I love this house because it has a stunning double height window in the Master Bedroom that lets in masses of light and gives a bright outlook as you wake up in bed every morning.’

Here you are just over two miles from Ashford and its International Train Station. The high speed train will get you into London St. Pancras in only 36 mins. In the other direction the Channel Tunnel is less than 15 miles away and you can be in Paris in less than two hours, Mon Chéri. Or stay in the UK and enjoy the beach which is only 20 mins by car, for a day trip to Folkestone or Hythe.
The Hamlet is part of the Ashford Garden City housing development known as New Chilmington Green. This will feature multi-use sports pitches, cycle ways, footpaths, cricket pitches, its own High Street and market square with cinema, shops, bars and restaurants alongside four Primary schools and a Secondary School. ‘The new homes will meet the needs of all ages,’ says Holly, ‘and create a real community spirit.’
4. HOME-WORKING FRIENDLY
It’s no secret that, since Lockdown, there’s been a big surge of interest in properties with the space to work from home.
‘The global pandemic has made us all look at where and how we live with much greater importance,’ says Holly. ‘We want outside space to play, sit quietly or cultivate a small veggie patch, but crucially the trend is people looking for more room to set up a home office. The Hamlet ticks all of these boxes.’
With this in mind the right technology has become crucial in the home-buying process. ‘All our houses at Chilmington have fibre broadband to the property which means direct high speed internet access. There’s also Underfloor Heating throughout every ground floor – perfect for those cold winter months at your desk.’
‘Jarvis Homes might build modern properties but they are constructed using the traditional ‘block and brick’ build giving a much more solid, energy-efficient construction as well as superior noise control and insulation,’ says Holly.
But before the first brick is laid, the environmental, social and economic impact of every Jarvis home is measured and considered. ‘In our gardens we take care to plant specific flowers to support bees, butterflies and other pollinators,’ says Holly. ‘And once construction begins we monitor and create nearby water sources, wildlife habitats and streams, working closely with the local community and the natural surroundings. We also operate a Zero Waste and 0% landfill policy.’
A lot of thought has gone into how wildlife will move freely around The Hamlet – and there will be a lagoon and swales at the heart of the development (makes a great home and feeding ground for amphibians don’tcha know).
