A saucy barn conversion in Seal that's showing some serious flex-appeal...

Every time I find a perfect new candidate for our Property Porn *cough* I mean, Property Flirt, section I think I’ve found my Nirvana. The ultimate state of house ogling happiness. Then along comes another even more alluring number – I mean check out this foxy farm conversion offering oodles of fabulous, funky and flexible family accommodation (and the opportunity for some serious alliteration). Come on, slip through the gate and nose to the window.

What we have here is a very fine, contemporary-styled main house with 5 reception rooms, plus study, kitchen, utility room, 2 cloakrooms, master bedroom with dressing room (but, of course) and en suite shower room, 4 further double bedrooms… oh and an attached character cottage with a further 3 bedrooms, other various outbuildings and about half an acre….

The Main House is all gloss, high vaulted ceilings, exposed roof beams, limestone flooring and Scandinavian-style woodburners. In short, go fetch my bags Jeeves, we’re moving in! Here, check it out…

What’s more I’m not sure it would be possible for the property to be better located – sitting in the rural hamlet of Stone Street, in the triangle between the villages of Seal (2 miles), Plaxtol (2.2 miles) and Ightham (2.5 miles), on the outskirts of Sevenoaks. That’s the sophistication of civilisation, shops and eateries within easy reach while remaining in a rural idyll.

Sevenoaks and the surrounding villages are spoilt for choice in terms of both state and private schools. There are grammar schools for both boys and girls in nearby Tonbridge and Tunbridge Wells – as well as a new grammar annexe due to open imminently in Sevenoaks. There is a small primary school in Stone Street plus others in Plaxtol, Ightham and Seal.

The property pretty much consists of a collection of old farm buildings arranged around a central courtyard, a large portion of which has been converted in the last 5 years by the owner with the opportunity to continue the work in progress and add further value. I mean, there’s soooo much you could do with this flexible space – large home office, granny flat here, yoga studio, workshop…

Borough Green station (about 3.9 miles) has rail services to London Victoria in approximately 40 minutes. Sevenoaks station (about 4.6 miles) has fast and frequent services to London Charing Cross (via London Bridge and Waterloo East) and Cannon Street from about 35 minutes. So commuter catnip. And I haven’t even got started on the far-reaching views of the North Downs…

Okay, you can stop drooling now. So what price, eh? Let’s sum up – dramatic, contemporary conversion, rural setting yet near to Sevenoaks and surrounds. Quick train into London, good schools…and don’t forget the quaint, Grade II listed cottage and all those out-buildings. Right, that really is enough clues!
