Property Flirt: Can you guess the price?


Property Flirt is one of the most popular features on Muddy – because you’re all nosy like me! – so I’m all for keeping it interesting by giving you new challenges. Fancy guessing the price? No cheatypoos please, I’ll give you some clues, show you the pics, and then put in what you think it’s worth in the comment box before you click through and see how close you get. You up for nose around? Right, some facts first. And oh, my giddy aunt. There is *so* much to love about this princely country pile. The Old Malt House is situated within a beautiful conservation area on the outskirts of the historic village of Ightham (yes, of Ightham Mote fame, so loads to do with the kiddies) and formerly the malt house to the Ightham Court Estate (there’s nothing like a bit of heritage and period backstory). You’ve got the lovely shops and excellent schools of Sevenoaks (State, Independent, and Girls’ Grammar soon to open) just a few miles up the road… Borough Green train line into Victoria in 45 mins! And I haven’t yet mentioned the flippin’ swimming pool! Okay, okay so let’s see the house…





As you see, it’s beautifully appointed and there’s lots of period features which have been sympathetically updated – exposed stone walls, inglenook fireplaces, ceiling timbers, vaulted ceilings… Need I go on? Want some more clues? There’s a total of 6 bedrooms and three bathrooms, so if you must accommodate others (*sigh*) they’ll be no shortage of room. Oh and a study, a games room and a galleried library. *Claps hands with glee*…



Right that’s enough of inside. Time for a breath of fresh air. Let’s just position ourselves resplendent on that outdoor sofa with a large gin and tonic and take in the delightful landscaped gardens and the heated swimming pool with pool house that sits within about 1 acre of grounds. Cheers!



A particular feature of the garden is the old stone wall believed to be part of the kitchen garden to Ightham Court. Very pretty outdoor space in an area that’s fully commutable to London – only minutes away from the M25 yet with the seclusion of a rural retreat (keep all this in mind when toting up those figures.)



Soooo, what are you thinking? This is a stunning house, loads of lovely period features, brilliant location, great facilities (that landscaped lawn! that heated pool!) Frankly it’s the sort of place you’d sell your Granny to fund. But, um, is Granny worth enough to cover the cost? Well, let’s find out shall we? Get your price in your head, and either comment below or check for yourself here.

      Judith, I’m giving you full marks for effort, but a bit less for accuracy! Did it catch you by surprise, this one? I must admit I too found it a bit tricky – I think the prime location, historic features, renovations and facilities (heated pool!) pushed the price up a bit. I’d pay every penny for it to be mine (er, in my dreams…) Thanks for playing! Anyone else think they can do better?! Clue, Judith’s guess is too low…
