As you know we love a snoop around a gorgeous home. Better still, if the house in question is part of a hot new property development &#8211; so fresh the paint&#8217;s still drying &#8211; (literally, it was) then we&#8217;re there quicker than you can say Nosey Parker.

So we were delighted to be one of the first to tour Farmstead at Tannersbrook, a brand spanking new collection of houses, by <a href="https://www.berkeleygroup.co.uk" target="_blank" rel="noreferrer noopener">Berkeley Homes</a>, right in the middle of High Weald, Kent. This selection of three-, four- and five-bedroom homes nestled in a rural setting &#8211; yet just a few minutes walk from the high street of Cranbrook &#8211; only launched on the market this Feb (2023).

And for anyone relocating from London, from out of county &#8211; or simply moving locally &#8211; this idyllic town has something quite exceptional to offer. With a strong community in the picturesque village &#8211; that boasts lots of coffee shops and indie stores &#8211; you&#8217;re also a stone&#8217;s throw from local attractions such as Leeds Castle, Sissinghurst Castle, Bedgebury Pinetum Forest and Bewl Water (just to name a few). Plus there&#8217;s the exceptional Cranbrook Grammar School, which is a huge draw for families (more on this below).



Set amid the rolling hills, woodland and streams of the High Weald AONB, Farmstead is a gated collection of just 28 private three- and four- bedroom homes, alongside a five-bedroom farmhouse, all within a rich mature landscape of green spaces and ponds.

If you don&#8217;t know this area of Kent, think patchwork fields, rich wildlife and ancient woodlands. The developers also own almost five acres of the surrounding land, so home owners can walk within the protected habitats at Farmstead, before heading out into open countryside. 



Once the full development is complete, you&#8217;ll also be able to take a 10 minute stroll along one of the paths towards the local farm shop and on to the cafés and shops in Cranbrook. 



One of the biggest attractions for families is Cranbrook Grammar, for pupils from 11 – 18 years, sitting on a 75 acre campus and an Outstanding school, as rated by Ofsted.

The offering here is pretty unique – it’s one of the few co-educational grammar schools in Kent and one of only a few in the whole country that offers boarding as well. Day pupils and boarders alike do not pay for their education, fees for boarders are purely accommodation costs. This is a popular, selective school and always over-subscribed – but living in the Cranbrook Catchment Area is a good start.



You&#8217;re around 10 mins drive to the nearest train station, Staplehurst, where there&#8217;s a regular direct service into London Bridge (takes around 50 mins) to the north or, in a similar amount of time, you can catch a train to the coastal destinations of Folkestone or Ramsgate to the south.

But where were we&#8230;? Oh yes, back to the game! Outside a huge amount of thought has gone into creating a development that is in tune with the existing countryside and community. From the black weather-boarded homes, reminiscent of local farms, to the white weather-boarding found in Cranbrook &#8211; they have drawn inspiration from their surroundings.

Inside everything has been designed perfectly for modern living &#8211; think light, bright rooms, large windows, decent-sized fridge freezers, Amtico wood effect flooring. And, bejesus, we&#8217;re jealous &#8211; it boasts storage-of-dreams (the kind you don&#8217;t get in an old period cottage &#8211; I&#8217;m not jealous, no, not at all).

Downstairs everything flows. The open kitchen diner leads onto a cute little corner area perfect for a small sofa and TV, where you can sip wine while the OH does the dishes. Similarly the sitting room area (pictured above) backs onto an area where you could WFH, no bother. Both these spaces lead onto the garden through double doors at the back.

Upstairs you&#8217;ll find well proportioned bedrooms with loads of cupboard space and pristine bathrooms with a separate bath and generously sized walk in shower.



Every detail has been considered &#8211; from the super soft thick carpets to the hidden bathroom cupboard concealed behind the mirror. And the careful consideration stretches beyond the details of the house. Farmstead is about reconnecting with the great outdoors, so beyond the buildings extra attention has been afforded to the existing woodland and ponds through to sustainable planting strategies.



Dotted amongst the houses are three ponds, 42 newly planted trees and dozens of electric car charging points &#8211; not just for home owners but extras for visitors too. Plus the developers have built a bespoke bat barn, to provide a safe haven for local populations, that includes a maternity bat roost (yes, really).



Oh and each property has a minimum of two car parking spaces provided in carports, rather than garages (so residents actually use them for their cars and don&#8217;t park on the road). There are no lampposts here &#8211; instead you&#8217;ll find low level bollards to avoid light pollution and maintain the countryside feel. See? Details, details&#8230;
